BonBon, which has quickly gained popularity with its colorful sweet-and-sour gummies and growing TikTok presence, has signed a five-year lease for 11,250 square feet at 47-39 35th Street. Symmetry CRG Commercial Realty Group represented the landlord in the transaction.

Deal Summary

The lease includes 9,000 square feet of industrial space and 2,250 square feet of office space. Asking rent was $30 per square foot.

The two-story warehouse between 47th and 48th avenues is owned by Jiwon International Corporation. The site, on the eastern edge of Long Island City, is in a neighborhood filled mostly with warehouses and light industry, an ideal location for BonBon's distribution needs.

Transaction Details

BH Realty's Aryeh Vilinsky brokered the deal for the tenant along with Colliers' Joshua Kleinberg and Daniel Mundle. Symmetry CRG's Michael Maunsell represented the landlord.

Strategic Location

BonBon will use its new industrial space to support its four retail stores across New York City, including locations on the Lower East Side and Upper East Side, and in Red Hook and Williamsburg in Brooklyn.

The Long Island City location provides efficient distribution access to all five boroughs, supporting BonBon's growing retail footprint and enabling faster restocking of their popular candy products.

Expansion Plans

The candy company has also announced its first store in the Hamptons at 9 Washington Street in Sag Harbor, which opened on Memorial Day weekend. This expansion demonstrates BonBon's aggressive growth strategy and confidence in the New York market.

This transaction reflects continued strong demand for industrial space in Queens. The outer borough industrial market remains tight, with e-commerce and retail distribution driving absorption. Food and beverage companies, in particular, are seeking urban locations close to their customer base.
